גבעת זאב
Givat Ze'ev, on the hills just northwest of Jerusalem
Big family apartments in a new neighborhood next to Kanerica, with room for guests, Yom Tov meals and sukkah balconies.
Techelet is being built on the northern hills of Givat Ze'ev, right beside Kanerica, the neighborhood Mishab completed next door. Families moving in join an established, active community instead of waiting for one to form.
The plan adds what young families need close to home: a new school, kindergartens, playgrounds and a neighborhood shopping center.
The apartments are designed with large families in mind. The dining rooms are sized so everyone fits around one table, there's space for married children when they visit, and the homes have sukkah balconies.
From the buildings, the views run west across the hills toward the coast, which you can see on a clear day, while the back of the neighborhood faces Jerusalem.

Approximate drive times from Techelet:
Givat Ze'ev is an established town on the northern edge of Jerusalem, with shuls, schools and shopping already in place, and Techelet adds its own school, kindergartens and shopping center.
Many buyers from abroad do both: they rent the apartment out for now and move in when the family is ready.
Techelet is priced as a Jerusalem suburb, with Ramot about 7 minutes away and the center of Jerusalem about 18.
Buying during construction means paying in stages until handover, not the full price up front. Israeli law requires the developer to secure your payments, usually with a bank guarantee.
Buyers from abroad pay no Israeli purchase tax on Techelet homes. Your lawyer will confirm the details before you sign.
Owners abroad often rent their apartment out until they're ready to move, with a local property manager looking after tenants and upkeep.
Own now in an established community with English-speaking families nearby, and move in when the time is right.
Israeli banks generally lend non-residents up to about half of the price. A mortgage advisor can tell you what you'd qualify for.
